A Vendors Survey has the advantage to the vendor of reducing the inconvenience of a number of surveys being carried out by prospective purchasers. The survey will be commissioned by the vendor to be an impartial report on the condition of the structure, fabric and services which is to be passed onto prospective purchasers and upon which they are able to rely in making their offer.
It is suitable for properties which are complex or have known problems that the surveyor will explain and offer a remedy. The report will not report on future maintenance requirements or any potential defects which have not yet manifested themselves.
Several years ago, the Government sought to create a home information pack containing among other things, a Building Survey. This proved impractical for the majority of properties but for complex or defective premises it would appear to be an option which vendors should consider.
